The hotel is obviously going through some sort of refurbishment plan, scaffolding is everywhere so frontage looks nothing like the picture on line. Although it was clean a few things definitely needed attention. The staff were nice and the breakfast was OK too. Location was very good. Parking facility was very good.

Parking wasn't well signposted as it appeared to be to the left of the property when approaching. You actually need to drive around the hotel and approach from the other side but cars can enter and exit from the same narrow lane. Parking is sufficient but a bit tight if you have a bigger car. Check in took longer than expected as you have to fill your details in again on a form. This could definitely be streamlined. We had told the hotel that my wife is pregnant but there appeared to be no consideration of that. Although there were no rooms available on the 1st floor on the first day, there were on the second as people checked out, but we apparently couldn't be moved from the top floor when we asked within an hour or checking in. There is no lift so this was a painful experience for my wife. The room itself was stuffy although a pedestal fan was provided which we kept on. We had to open the window too but the noise from the traffic outside meant our sleep was disturbed anyway. This is a property that could do with air conditioning. The bathroom was clean but very cramped- it was hard to move around in the shower. On a plus note, the toiletries were natural and great. We enquired as to where we could get proper drinking water and were told to use the bathroom sink. This is the first hotel I have stayed in which doesn't have a water resource somewhere on site. Breakfast was a limited menu but the staff there were fairly helpful. Overall, an average stay!

Space is tight to access the parking to the rear of the property but it’s a pro that parking is free. Location is great, approx 20 min walk to city centre. Staff were very helpful. Hotel itself is basic but value for money Beds were comfortable. Breakfast was great with lots of choice. Would stay again.

Our room was at the front of the property & it was very noisy The blinds at the window are inadequate for keeping out the light The room was large but the bathroom was small No decaffeinated tea or coffee

It was a good location in the south part of Exeter 20 min walk to city centre and parking was free on site. Having said all that property was clean and staff helpful but feel the room price was expensive for the tiny room we had. Breakfast has the essence and ingredients to be good but just wasn’t both days. A little disappointed but enjoyed the city.
